Lake house winterization and spring start-up at Smith Mountain Lake
Around Smith Mountain Lake, a lot of houses stand empty for weeks at a stretch. In Union Hall, 39.5 percent of homes are seasonal. Along Gills Creek it is 28.8 percent. When a pipe freezes and splits in one of those houses, nobody hears it. The water just runs.

The fall visit
Winterize lake house plumbing before the first hard freeze
One visit, before you close the house for the season. We shut the water off and get it out of the places it can freeze:
- whole-house shutoff at the main
- water heater drain-down
- well pump and pressure tank draining
- outdoor faucets, and blow-out for dock and boathouse water lines
If the house is on a private well, the pump and tank get drained as part of the same visit. We repair the same equipment we winterize; see our well pump and pressure tank page.
The right time is before the first hard freeze, not after the forecast turns. If you are closing the house in October, book the visit for October.
The spring visit
Spring start-up and de-winterization
The other half of the job. When you are ready to open the house, we bring the water back up and check the system before you trust it:
- start-up in order, from the main to the fixtures
- leak check while the system pressurizes
You get a house with the water on and checked, not a first weekend spent hunting a drip.

A burst pipe in an occupied house is a bad night. In a house nobody enters until Friday, it can run for days. That is the specific risk of owning at the lake and living somewhere else, and it is the reason winterization earns its cost in this market. The seasonal-home share here is not a guess: Union Hall 39.5 percent, Gills Creek 28.8 percent, Westlake 18.1 percent (ACS 2024 five-year estimates).
