The no-hot-water call
No hot water
Cold showers trace to a short list. On an electric tank it is the heating element or the thermostat. On gas, the thermocouple or the gas valve. It can be a tripped breaker and nothing more. Or the tank has reached the end of its life. We find which one before quoting a replacement, because a heater that needs a forty-dollar part should not cost you a new tank.
If you have no hot water right now, call us, day or night.
Straight answer
Repair or replace
Some heaters are worth fixing. A tank rusting from the bottom, or leaking from the shell itself, is done. Pouring parts into it is money after bad. We say plainly which one you have. On a replacement we size the new heater to the house, not to the old unit out of habit. The price is confirmed before we start.
On demand
Tankless water heaters
A tankless heater earns its keep at the lake. A second home that sits empty for weeks has no reason to keep forty gallons hot around the clock. There is no standing tank to leak or freeze while you are gone. Tankless runs on demand, so it suits a house that goes from empty to a full weekend of guests. We size, install, and service tankless units, gas and electric.
Most of the lake runs on propane, not natural gas, and a gas tankless draws more fuel than a tank does. We handle the gas side under the same Class A license. The propane line and the heater are one job, not two trades.
Private wells
Water heaters on a well
A house on a well feeds its heater sediment that a house on city water does not. It settles in the tank. There it insulates the burner or element and shortens the heater’s life. We flush and service heaters on well systems. If the real problem is upstream at the pump or pressure tank, we tell you and fix that instead. That work lives on our well pump and pressure tank page.
